Driveway Sealing
FAQs
Why should I sealcoat my driveway?
From the moment your driveway is installed it begins to be deteriorated by the suns UV rays, water, ice, gasoline and oil. Asphalt pavements are made up of various sizes stones, sand and asphalt cement. The suns UV rays weaken the asphalt cement that hold the stones and sand together, leading to brittle, gray, cracked pavement. Petroleum products such as gasoline and oil break down the asphalt cement as it too is a petroleum product, causing stones to become loose and pot holes to form. Water works its way into the pourus asphalt pavement, freezes and cracks begin to form.
- Periodic sealcoating will block the UV rays of the sun, resist gas and oil spills, seal out water and ice and beautify your pavement.
- Sealcoating doubles the life of asphalt pavements reducing the need for costly repairs and replacement.
How often should I reseal my driveway?
It is recommended to reseal asphalt pavements every two years. About half of our clients prefer to reseal every year to take advantage of the beautification portion of the sealcoating process.
How do you apply the sealer?
All of our residential client’s driveways are BRUSH APPLIED. While this method is more labor intensive, our goal is to provide the highest level of service possible. Brushing will leave more sealer on the pavement verses spraying. Our commercial projects are typically sprayed and usually receive two to three coats of sealer as they experience a greater volume of traffic. One coat of brush applied sealer is more than adequate for a typical residential driveway.
Is there sand in the sealer?
YES. All of our work both residential and commercial will have sand mixed into the sealer. Sand is very important as will give traction and durability to the sealer. Do not seal your driveway without sand!
What time will your crew arrive to seal my driveway?
Typically we ask to have your driveway clear of all cars, boats, equipment etc. by 7am. We will confirm a specific day the work will be completed but not a specific time as the crew will complete several driveways on the same day and driveways of various sizes may take longer than others to finish.
Do I have to be home when the driveway is sealed?
Not at all. As long as all vehicles have been moved, our professional crews will complete the job, rope off your driveway and leave additional information for you.
What should I do to prepare for you?
All we ask is to have the driveway clear before the crew arrives. Our crews are very busy during the day and begin work as soon as they arrive at your home. We will blow and sweep all leaves and debris from the driveway. It is not necessary to power wash the driveway.
What if I have oil stains?
If your driveway has oil stains they may show through the sealer. If the stains are fresh to the touch we suggest pre-cleaning them yourself with a degreaser prior to our arrival to seal the driveway. This is the most cost effective way to deal with a few spots on the driveway. If you prefer for an additional cost we will pre-treat the oil stains either with a degreaser or special oil spot primer.
How long do I have to stay off the driveway after it is sealed?
During the summer months of May through August we recommend staying off the driveway with vehicles for 48 hours. After September 1st allow 72 hours or more depending on the temperature. Driveway sealer will dry like paint from the top down. It may feel dry on the surface but may still be wet underneath. You can walk on the driveway as soon as it feels dry to the touch, usually just a few hours in sunny areas. Allow additional time for shady areas at all times.
What if it rains after you seal my driveway?
We are extremely careful to work only in the best of weather. Sometimes mother nature doesn’t cooperate and we get caught with a surprise thunderstorm or earlier than predicted rain. If this should happen and you notice any area of your driveway that may look like it has been washed away, give us a call and we will happily send someone over to take a look and reseal any areas that may have been affected by the rain.
Do you guarantee your work?
Absolutely. We guarantee every aspect of the job. If you are not 100 percent satisfied give us a call and we will remedy the problem.
What about the sealer on my grass?
Because we brush apply the sealer the crew will be walking through the seal and it will get on their shoes. When they reach the end of your driveway they will intentional step off into the grass as opposed to leaving permanent footprints in the street. The sealer will not damage your lawn and quickly grow out in a mowing or two.
Do you want your signs back?
Our signs are a key part to our marketing. We proudly display our name on every job we complete. Leaving these signs up helps us grow our company and will show everyone that you chose a quality company to work at your home. Please leave these signs up as long as you like. We certainly appreciate it.
Who will come to seal my driveway?
One of our in house trained and experienced crews will skillfully perform the work at your home. If you happen to be at home when they arrive, please take a moment to watch them in action. We think you will be very impressed by their ability.
If I need to replace my driveway can you repave it for me?
Yes. If it has been determined by our sales pro that your driveway is beyond sealcoating and maintenance, we can overlay or remove and replace the entire driveway. This would also be a great time to add a Belgian block border or apron to your driveway and address any drainage issues.
